Northlake vs. Argyle: Which North Texas Community Fits Your New Build?

Both sit in the same corridor and share builders — but lot sizes, schools, and price per square foot diverge more than buyers expect.

Northlake and Argyle are neighbors on the map and share many of the same builders, yet buyers who tour both usually end up preferring one clearly over the other. Here is how they actually differ.

Character and density

Northlake is where most of the new master-planned volume is going. Pecan Square, The Ridge, The Highlands, Faught Ranch, and Landmark 60 all deliver amenity-forward, walkable neighborhoods with pools, event lawns, fitness clubs, and full-time lifestyle directors. Lots are typically 50', 60', and 70' wide.

Argyle skews larger and quieter. You will find more acreage, custom and semi-custom estate builders, mature tree cover, and a small-town feel — with Harvest by Hillwood as the notable large-scale agrihood straddling the Argyle/Northlake line.

Schools

Argyle ISD is the draw for both cities, and it is a genuine differentiator in Denton County. Important nuance: not all of Northlake is zoned to Argyle ISD. Portions fall into Northwest ISD and Denton ISD depending on the exact community and phase.

Never assume the school district from the mailing address. Verify the specific homesite — we check this for every client before they write an offer.

Price and lot size

  • Northlake master-planned: generally lower entry price, smaller lots, richer shared amenities, active HOA calendar
  • Argyle: higher entry price, larger homesites and acreage options, more custom builders, lighter HOA structure
  • Both: MUD or PID assessments are common in newer phases — always ask for the total tax rate, not just the county rate

Commute

Both cities feed I-35W and Highway 114, putting Alliance Town Center, Fort Worth, and DFW Airport within a comfortable drive. Northlake generally has the edge on 114 access toward Roanoke and Southlake; Argyle is closer to Denton and the 377 corridor.

Which should you choose?

Choose Northlake if you want amenities, community programming, and the widest builder selection at a given price point. Choose Argyle if you want more land, more privacy, and a custom or semi-custom home.

The right answer usually becomes obvious after touring two communities in each city — with someone who can tell you which lots are actually worth their premium.

No. Northlake spans Argyle ISD, Northwest ISD, and Denton ISD depending on the community and phase. Always verify zoning at the individual homesite level before signing.

Many newer phases in both cities carry MUD or PID assessments that fund infrastructure. Ask for the full combined tax rate for the specific homesite, not the city or county rate alone.
